If you are unsure whether your builder qualifies, contact us before beginning the design process.
Start by finding the lot that works for your home, lifestyle and budget.
Each lot has its own dimensions, frontage, designated driveway location and grading requirements. We can help you and your builder understand this information before design work begins.
You can choose a builder already working in The Country or bring your own qualified builder.
Involve your builder early so they can review the lot information, architectural controls and construction requirements before preparing your plans.
Work with your builder to design a home that fits your lot and meets The Country’s architectural controls.
The controls help create an attractive, well-planned community while still allowing each home to have its own character.
Before applying for a building permit, your builder must submit the complete drawing package to The Country for architectural review.
The submission should include:
Once the plans are accepted, The Country will provide a signed or stamped set of approved drawings.
The Town of Lumsden will not issue a building permit without architectural approval from The Country.
Your builder can then submit the approved drawings to the Town of Lumsden.
Architectural approval from The Country and building-permit approval from the Town are separate requirements. Your builder is responsible for securing the necessary permits and meeting all building-code and Town requirements.
Construction can begin once the Town issues the building permit.
Your home must be built according to the drawings approved by both The Country and the Town of Lumsden. Any material changes must be submitted to The Country before they are made.
The architectural controls explain the design, exterior-material, grading, driveway, landscaping and construction requirements for homes in The Country.
Homeowners and builders should review them before beginning the design process.
